The conditions that invite termites into a Hills property
Most of them are moisture, and most of them are fixable.
In short: A damp subfloor next to timber is the invitation, and it is the one we record most often here.
What conducive means
Conditions making a property more attractive or accessible to timber pests, reported separately from evidence of actual activity.
The main one here
Subfloor dampness. A space that stays wet through winter, usually from poor ventilation or water running under the house.
The others
Ground built up against cladding, garden beds against the slab, stored timber beside the house and drainage holding water at the footing.
What we recorded
Persistent subfloor dampness and cladding clearance below the minimum on the same Box Hill property.
Clearing them
Improve subfloor ventilation, cut ground levels back, move stored timber and fix the drainage. Most of it is cheap.
