Growth and development in Box Hill NSW

Box Hill sits 48 kilometres north west of the Sydney CBD in The Hills Shire, and it is one of the larger pieces of the North West Priority Growth Area. The shape of the suburb has already changed once: in July 2020 the northern portion was separated to form Gables, which also took in two small parts of Rouse Hill. That matters more than it sounds, because addresses, estate marketing and older listings do not all agree on which suburb a given street is in.

Is my address Box Hill or Gables?

Since July 2020 part of what was marketed as Box Hill is formally Gables. It is worth confirming on your contract and with the council rather than relying on an estate brochure, because it affects your address, your school catchment and your comparable sales.

Does the split change anything for an inspection?

Not for the work itself. It matters for the record, so our reports use the address as it stands on the contract rather than the estate name.

How much of the precinct is built?

A substantial part, but not all of it. Construction was still active across multiple estates through 2026, which is why stage inspections remain the bulk of what we do here.
